The farm is located and bordered to the north on CR 33040 about 4 miles north of Brookston, Texas, AND 1.5 miles east of FM 38 N. The property is 105 miles northeast of Dallas with even closer proximity to McKinney, Allan, Sherman, Bonham and Denison, Texas. This 320 acres has some of the most fertile soil in the state of Texas. This area known as the Blackland Prairie consist of deep rich soil and is well suited to row crop cultivation or growing excellent grass for grazing. The farm is rich in wildlife including Whitetail deer, wild hogs, ducks, geese, and other wild game.
