Canfield North Tract (#4652): NW of NE, Section 6, Township 18 South, Range 24 West, containing 40 acres, more or less, Lafayette County, Arkansas (see attached maps). Access to the southeast corner is via woods road from gravel County Road 12 and powerline right-of-way. Merchantable timber consists of native pine and hardwood. Site index for loblolly pine averages 80 feet (base age 50) on Wrightsville silt loam soils. Kingwood Forestry conducted an inventory of merchantable timber (one point / acre with 4 cruise lines running east-west) in June, 2018. Based on the inventory, estimated tree counts and timber volumes are as follows:

Pine Sawtimber: 1,185 Trees; 138,856 BF; 1,056 Tons

Pine Chip n Saw: 435 Trees; 17,157 BF; 204 Tons

Oak Sawtimber: 17 Trees; 1,683 BF; 14 Tons

Pine Pulpwood: 1,151 Trees; 314 Tons

Hardwood Pulpwood: 5,341 Trees; 735 Tons

Canfield East Tract (#4653): NW of SE, Section 17, Township 18 South, Range 24 West, containing 40 acres, more or less, Lafayette County, Arkansas (see attached maps). Access is via woods roads through adjoining timberland from Highway 360. Neighbor has given permission for access to inspect tract but will meet with successful buyer to arrange future access. Merchantable timber consists of good quality mature pine and hardwood. Site index for loblolly pine averages 90 feet (base age 50) on Guyton silt loam soils. Kingwood Forestry conducted a twenty-percent (20%) inventory of merchantable timber (8 cruise lines running north-south) in June, 2018. Based on the inventory, estimated tree counts and timber volumes are as follows:

Pine Sawtimber: 710 Trees 87,607 BF 683 Tons

Pine Chip n Saw: 498 Trees; 20,257 BF 239 Tons

Oak Sawtimber: 255 Trees; 37,650 BF; 301 Tons

Misc. Sawtimber: 282 Trees; 37,928 BF; 304 Tons

Pine Pulpwood; 1,564 Trees; 381 Tons

Hardwood Pulpwood; 3,961 Trees; 1,051 Tons

Due to variations in cruising methods, utilization standards and scaling practices, tree counts and volume estimates cannot be guaranteed. Volume reports in Tons and Board Feet are included. Method of Sale: Both tracts will be sold on the basis of lump sum sealed bids. Bids may be submitted for either or both tracts. An offer form is attached. Bids will be opened at the Kingwood Forestry office at #4 Executive Circle, Arkadelphia, Arkansas at 10:00 a.m., Friday, July 27, 2018. Mailed offers should be addressed to Kingwood Forestry Services, Inc., P.O. Box 65, Arkadelphia, AR 71923 with Canfield Land Sales" clearly marked in the lower left corner of the envelope to protect security of the offer. On mailed offers, please call our office prior to bid opening to confirm receipt of offer. Offers may be delivered by fax to 870-246-3341 or by e-mail. All faxed/e-mailed offers will be immediately acknowledged; please await confirmation that your faxed/e-mailed offer has been received. No verbal telephone offers will be accepted.
