The topography of the land is rolling hills with a large creek drainage that runs through the west side of the property. This drainage creates the focal point of the ranch which is the 15-20 acre. This riparian area has deep soils and creates excellent cover and browse for the wildlife. There is an excellent road system accessing just about anywhere you want to go. Nestled in the front center of the ranch on a hilltop overlooking the lake is a very well kept modest 3BR 2BA double wide mobile home with a large shaded front porch. There are distant views of the lake from the porch. It sits at the end of a 3/4 mile all weather road that has been well maintained. The covered porch provides plenty of shade for you to enjoy a nice cold beverage while soaking in the lake views and sunsets. Wildlife/Hunting:
The ranch has an excellent population of whitetail deer and has been strictly managed for quality over the last nine years and currently maintains the Class 3 MLDP permits. The ranch is a consistent producer of deer that score in excess of 170. The largest buck harvested to date was killed in 2012 and scored 192. The ranch also has Javelina, Hogs, and Rio Grande Turkey. The quail and dove hunting can be exceptional as well. All blinds and feeders will convey with the sale of the property.
