WATER:
Rancho Dos Rios is loaded with water! The Wichita River winds through the north end for over seven miles, providing frontage on both sides. On the south border, the ranch follows the Brazos River for roughly five miles. These two rivers flow year around, from bank-to-bank running water in the rainy seasons to small streams during droughts.

TREES:
The predominant hardwoods on the ranch are mesquite and cedar, with a few elm and hackberry stands in the pastures. Some parts of the rivers have dense chinaberry motts and wild plum thickets.
GRAZING/FARMING:
The pastures have a variety of native grasses, with certain areas having heavier vegetation than others. The property has been cross fenced extensively for rotational grazing, and there are working pens on both the north and south divisions. Approximately 17% of the ranch is in cultivation (2600 +/- acres), currently being used to grow wheat and haygrazer. These crops allow for winter grazing and hay production; there is a large metal hay barn for storing bales. The farm land is capable of growing coastal bermuda or bluestem, if the new owner wanted to develop more improved grass pastures.
When the pastures and fields are used in combination to promote a cattle operation, the ranch will support a 500 cow herd. Alternately, the ranch would be suitable for running stockers during the Spring and Summer months.
HUNTING:
The ranch is abundant with native wildlife - you can't hardly drive down the road without seeing deer run through a pasture or a pack of wild hogs kick up dust! Trophy whitetails and flocks of Rios, bobwhite quail and migrating ducks... There is more than enough game here to keep even the most avid of sportsmen busy year around. For the fisherman, the many lakes and ponds are suitable for developing a variety of species, such as bass, brim, crappie, and catfish.
OTHER RECREATIONAL ACTIVITIES:
The more rugged areas of the ranch, where the views stretch for miles across the valleys and hills, allow for scenic horseback riding. The diverse terrain has excellent areas for off-roading and ATVing as well.
