The Eaton 100 farm is located in the central portion of knox county TX and consists of 80 acres of Costal Bermuda grass with some Dryland cultivation.
This farm has been used primarily as a hay and grazing farm by the owner for the past several years.
The owner currently runs 34 pairs and 2 bulls on the farm and bales part of the pivot for hay during the winter and spring months.

The farm is comprised of mainly sandy Loam soil profile and is ideal for coastal Bermuda.
Improvements:
The pivot is a 5 tower valley system that covers approximately ~68 acres.
Water/Well:
The farm has one water well that is used for irrigation with the pivot.
There is a coop water line along the county road that can be utilized for residential or livestock water. (Buyer will need to verify)
There is a good tank on the property (0.5 acre in size) that is utilized for cattle water.
