This 160 acre farm is located east of the the Rhineland Community in Knox County, Texas, at the southwest corner of County Roads 4351 and 4320. It is currently being farmed dryland, but has three irrigation wells on the north side that were used for row water irrigation in the past. The wells are still operable and have pumps in them, with electricity at each well station to run it. They are all within 40' deep. The owner has the farm set up for two different irrigable sections - 13 and 16 acres in size. This diversity allows you to grow and rotate multiple crops in a year. Many of the surrounding neighbors either have pivots or row water systems in place too, as the subsurface water quality is considered to be good here. There is also a smaller stock tank well on the property, which the owner used to water cattle in past years. It does not have a pump in it, but should be in goo...

The soils are primarily "Miles" fine sandy loam. The land is mostly flat, with some slight slope (1 to 3 percent) towards the middle of the farm, where a large grass waterway divides the property into two parts. This waterway and an old homesite on the east side take up approximately 18.5 acres of land. The rest of the farm is cultivable, minus the roadways on the north and east sides. The farm can grow wheat, cotton, and hay. There are no structures or fences. The sale will include half of the owner's mineral royalties and all of his executory leasing rights.
