Entirely perimeter high fenced with newer 'T-lock' game-proof fencing as well as a 2,700+/- acre (separately high-fenced on the north 5,000+/- acres) Level III TPWD MLD pasture, holds fully operational deer breeding pen configurations in excellent condition. Interior fencing segregates many interior pastures throughout the ranch.
The main compound on the north (5,000+/- acres) is improved with a 7+ bedroom lodge with granite counter tops in a fully accommodating kitchen, wet-bar, large great room with game room and formal dining area to hosts large groups. The lodge is set-up with a guests party area and seating for up to 100 people, making this a perfect entertainment venue. Other improvements include two guest/foreman houses, 4-stall horse barn and free-span hunting vehicle garage to house all your hunting wheels. The area contains a four (4) winch game processing area as well as a walk-in cooler for ease of game storage. There is a nice working equipment shop (independent of the main lodge) as well as a very functional set of dog kennels.
The ranch has a labyrinth of well maintained fully stabilized caliche roadways. These roads are easily navigated by two-wheel drive vehicles and there has been years of improvements to the roadways. Other improvements to the ranch include many areas of root-plowed meadows and senderos to augment hunting on the ranch.
WATER:
The ranch is provided water through a City of Spofford 2"-water line directly to the headquarters on the north 5,000+/- acres, as well as a shared well on the north end of the ranch, which is operated under a shared-well usage agreement. This water is piped underground to numerous watering stations throughout the northern end of the ranch. Surface water abounds as well with over seven (7) stocked ponds on the ranch. The unique water feature of the ranch (besides the city water line) is the nearly seven miles of Lindsey Creek, which bisects the property north to south about mid-way through the ranch. Lindsey Creek carries water along its course through the ranch and creates a unique eco-system along its route, providing large pools and holding areas for water. In times of heavier moisture, Lindsey Creek serves to fill ponds and provide for numerous areas to hold wildlife. There is a single well on the south end of the ranch, which contains adequate water for wildlife and cattle, but is not used abundantly since cattle were removed in 2014.
MINERALS:
Hosting a substantial mineral ownership on the majority of the ranch, the Sellers have decided to provide a new owner with up to 1/2 of the owned minerals across the ranch (to be determined by Title). All executive rights shall pass to the new owner. There are currently three gas/oil easements across the ranch and two more are being proposed, yielding a new owner with an opportunity to receive compensation for the easement instatement.
WILDLIFE:
Having been under a Level III MLD program for the nearly 2,700 acres along the north portion of the ranch, there are excellent genetics in-place and a full list of bred deer and breeder bucks can be provided upon request. These animals will be sold by private treaty and are not included in the asking price. The Sellers have integrated other species (including Red Stag, Black-Buck, Fallow, Axis) to provide for a larger spectrum of trophy game animals.
Native deer, turkey and varmints abound on the ranch as well. With the abundant surface water, the property provides excellent seasonal dove, duck and other migratory bird hunting. Quail populations have been strong over the last couple of years and offer the gamete of both Bob-White and Blue Quail for the game-bird hunting enthusiast.
Non-native species of wild hogs are abundant on the ranch and provide for an excellent hunting inclusion. Fishing in the various ponds offer trophy bass, catfish and perch providing hours of fun-filled fishing enjoyment.
ACCESS:
With nearly 7-miles of paved TX-131 frontage, the ranch has three points of ingress/egress along its route. Beginning only 7-miles south of the City of Brackettville, the ranch is easily accessed with its main entry approximately midway along the west road frontage. This is truly a showplace and functional ranch property.
