WATER: There is a capped water well on the property equipped with an electric, submersible pump. The pump was producing residential quality and quantity water the last time it was used in 2016, but it is unknown if the pump is currently working.

IMPROVEMENTS & ELECTRIC SERVICE: Electric power service and an oversized septic system are present on the property. FENCES, TOPOGRAPHY & COVER: On this 9.49 acres, there is a surprising variation in topography and cover. The original home location sits at the highest point on the property near the southwest corner of a one acre, flat, cleared meadow. Trees and brush on all sides of the meadow preserve privacy. The property consists of three distinct sections, each comprising about one-third of the property, each with a different cover mix, and each on a different level. Finally, the west section of the property is the lowest and catches generous runoff moisture resulting in a lush undergrowth shaded by many gorgeous, tall trees scattered around relatively larger open spaces. This area has deeper soil supporting both tall grasses and shrubs as well as a thick turf.

Perimeter and interior cross-fences are in poor to fair condition but with some maintenance would probably temporarily contain horses. Long term pasturing of horses or other livestock would require rebuilding the fences.

SPECIAL FEATURES: The special feature of this ranch is its diverse topography and mix of cover.
