IMPROVEMENTS: Shin Oaks Ranch has a great three bedroom two bathroom double wide home that sits on a hill top with 360 degree views of the country side. This hill top would be a great spot to build a home with electricity and water already in place. There is also a small hunting cabin with good bones that could be converted into a nice guest quarters with some work. Last, there are multiple game feeders and hunting blinds throughout the ranch.

WATER: There are two water wells on the property one servicing the home on the ranch with a sizeable storage tank and the other on the opposite side of the property. The well not servicing the home is a windmill and provides water to a tank below.

TERRAIN: The terrain of Shin Oaks Ranch is beautiful with hill top views, pastures with giant oaks and draws that create wet weather creek bottoms . The current owners have done quite a bit of cedar clearing that highlight the oak trees on the ranch.
