Location: The ranch is located south of Spur, Texas.
Acres: 7,146.32 acres, more or less. The ranch is in two tracts divided by a county road. Hackberry and cottonwoods are common through the creek bottom country with mesquite being more common throughout the remainder of the ranch.
Water: The ranch is very well watered by electric wells and waterlines, windmills, several nice ponds, and seasonal creeks including Little Red Mud Creek.
Several years ago there were test wells drilled throughout the ranch. Anywhere good subsurface water was found, the wells were cased and capped. The ranch is well watered as is, but with the addition of these other water wells, it could be fantastic.
Improvements: The ranch is improved by a good set of pipe livestock pens, pipe arena, a hunter's cabin and good fences. Electricity is on both tracts.
Access: Access to the ranch is by maintained graded county roads a short distance off of a state farm to market road.
Hunting/Recreation: This is an excellent area for wildlife. Whitetail deer, quail and turkey are all very common on the ranch. Migratory birds and feral hogs are also common to the area.
