Well, you’re right…and wrong as there is more to it than that which we’ll get into in just a moment.What I want to start out with however is that I/we deal with many properties that have some variety of conservation easement on them and they are great however in almost all cases, they don’t provide any income to speak of. This property is only enrolled in CRP and provides an opportunity to not only own a property that is restored in habitat but one that is not encumbered by any easements and provides an annual income which you’ll have to believe me is a rare find.The property consists of 2 existing parcels and then a 3rd one that is going to be split with some retained by the seller who lives just north of the property. The total acreage is approx. based on map measurements and to be determined from the final survey. With that the approx. CRP acreage based again off on map measurements and referencing the CRP map will land around the 36-acre mark and split between approximately 34 acres under contract through 2030 and another 2 acres through 2035. The annual income then is estimated to be just over $6,000 annually with an estimated property tax of under $1,000 annually.You can do the math with that and you may be asking yourself what happens after the year 2030. Well, there are no guarantees as one can’t predict what the CRP program will look like that far out. However, the CRP program has been around for a long time with opportunities for re-enrollment of expiring contracts. Yes, at times those re-enrollments get raked for approval. Now, if you look at all the aerials, even though it looks like a ditch, the South Fork of the Crow River runs along the south side of the property. This is where the outlet structure is located and when it comes to providing not only habitat but water quality benefits, this “project” should rank high in any re-enrollment criteria.Anyhow, more information about the income side of things but let’s move to the hunting! I’ll jump right into it and say that I’ve always seen deer on and/or around the property and the last time I was on the property, ran into a group of about 20 or so pheasants down in the south corner and I didn’t even walk any of the cattails. What makes this property good (and any other property for that matter) is not just what’s on it but what the surrounding landscape entails.You will see the neighboring woods to the S/SE. There are the dotted wooded components than to the west. The neighbor to the north has a slough pocket and then, the real key is the close to 300-acre permanently protected public land wetland complex to the E/NE. This property is then tucked right in the middle of everything. I, unfortunately, didn’t get pics of the pheasants on this property but as I drove to the north, there was a “pile” of them right by the public land (see pics) which is simply a sign of the birds in the area. The seller also has stated that there are roaming turkeys that he has seen on or near the property as well.All in all, there is more to say and I’d love to talk in further detail about this property but again, it is rare to find a property with some longevity to the CRP contract with no easements and you can step right in and hunt!
