This property has been in the family for years and is now offered up on the market for the first time.The property is located about 3 miles S of Atwater, 15 miles SW of Litchfield, and about only an hour west of the Twin Cities. After the initial conversation with the seller, I pulled up the property on my mapping system and initially was intrigued with not only seeing that it had a mixture of habitat components. Before you continue, make sure and go and review the zoomed-in and then broader zoom aerials and/or the interactive map tab in the upper left of the opening screen to see what I am talking about.Upon my initial evaluation of the property, I was expecting it to be a good one but wasn’t prepared for what I ran into. If it wasn’t as dense of cover as it is, I’d swear that cattle were grazing the property with all the deer trails zig-zagging through the property. Trust me when I say that the aerial photos do not do the property justice. I hope my pictures give more of a sense of the property’s makeup and it still doesn’t compare to actually walking and seeing the property.Generally speaking, access to the property is basically right on the NW corner via an existing road approach which by my mapping and the sellers’ comments is just within the boundary of the property. Moving into the property then, the NW part of the property is a mix of wooded areas, cedar trees, sumac, and other brushy species with mixed more open grass areas which would be ideal for food plots. The SW/S portion of the property is a cattail slough which you’ll notice has a little bit of open water in it for waterfowl hunting but also serves as wintering/seclusion cover. Moving to the eastern part of the property, there are flowing creeks which I assume are being spring-fed, the larger block of wooded area that stretches from the N to S property line, and then another more open grass area with dotted trees along the eastern property line.The property is a blank canvas as far as the need and ability to have some work done on it which in my opinion is where the fun begins. Laying out and mowing trails and again, the more open areas are as great as can be for thoughts of turning them into food plots. I just vision some clover or annual ryegrass and/or brassicas planted and think about the number of deer that would potentially utilize them.Besides deer, I already mentioned the open water area and some opportunities for waterfowl but I also ran into a fair number of pheasants when I walked the property and I didn’t even have my dogs with me that day. I didn’t see any turkey sign on the property but looking at the surrounding area, they have to be around someplace.There are multiple building sites on the property as well if you are looking to build your dream home or a simple weekend getaway cabin with wildlife right out your back door.
