Topography: The soils are Rowena Clay Loam and Sagerton Clay Loam. About half of the farm has a 0% to 1% slope with the balance being between 1% and 3%.
Rainfall/Elevation: Jones County receives an average annual rainfall of around 26 inches.
Cover: The farm is mostly open, bey there is an area of heavy brush on the southeast corner of the property.
Fences:The property is not fenced.
Utilities: Electricity is provided by Big Country Electric and is at the south end of the property, but there is not a meter.
Water: Water is provided by one stock tank at the south end of the farm. The seasonal creek will hold water for long periods as well. Co-op water may be available as well, but we have not gotten that information as of this writing.
Hunting: Good numbers of Whitetail deer, turkeys and feral hogs are all very common in the area. Additionally, you could use one of the smaller fields as a food plot for a dove field.
Minerals: Owned mineral rights will convey with an acceptable offer.
