Arbuckle Ranch is one of those places that must be seen in order to be fully appreciated. Water

Arbuckle Ranch sits on the fringe of the Arbuckle Aquifer, which is estimated to consist 2.9 trillion gallons of water. The ranch receives approximately 37 inches of rainfall annually. The headwaters of several of the named creeks that the Arbuckle?s are famous for possessing, actually originate from springs associated with the aquifer. Oil Creek is one of those creeks. With over 7.3 miles of frontage (includes both shores), moving water through hard wood bottoms and emptying into the famed Washita River just off the southern ranch boundary. The beauty is complimented with exceptionally fertile soil that serves as an artery to the abundant wildlife population. Additionally, a recently constructed lake impounds more than 20 surface acres of water that has the makings of a first class Bass fishing lake and is a waterfowl magnet. Other lake sites have been identified by a highly acclaimed lake builder.

Wildlife

If you are a deer hunter, you would be extremely hard-pressed to find a property within two-hours of the Dallas Fort Worth Metroplex that consistently produce world-class deer, in a ?free-range? low fence environment. A 186? B&C deer was taken with a bow on the ranch and other 180? plus bucks have been taken over the last few years on other nearby properties including one over 200?. It tells a story that these deer have everything they need, to have world-class antler potential. Nutrition, Shelter, Age, and genetics all play a part and are all here in spades. By any measurement, these deer get as big as any deer anywhere in the U.S. including the famed Mid-west states such as Iowa, Illinois, Kansas, Nebraska, and Ohio.Oil Creek is known by those few locals that have access to the fishing to be among some of their favorite fishing holes. The existing owner has caught catfish weighing up to 40 pounds. Sand bass, Black-bass, Crappie, perch, and other sporting fish can also be found.

If you are a Turkey hunter, you will not be disappointed come April. It is truly astonishing to be among the towering hard-woods along Oil Creek or in the back bowls and basins at dawn. A thriving population of Rio Grande Turkeys make there presence known as the Gobblers sound off in search of would be mates.

As the first signs of fall arrive, ducks and geese can be heard and seen migrating south for the winter. Any stock tank around that has any size to it will have various species of ducks resting. Likewise, large flocks of geese have been known to land on the new big lake which should make for a tremendous waterfowl hunting opportunity.

A few coveys of bob-white quail can consistently be stirred, although the ranch would not handle lots of hunting pressure at this time. If you are into year round hunting for big-game, you will not be disappointed with the amount of hogs that inhabit the property. This resource is not getting any smaller and can be a rewarding hunting experience during the non-hunting season months.

During the winter months, it is not uncommon to see a few Eagles residing on the property. Both Bald and Golden Eagles have been seen taking up residence.

Improvements

Other than a few old barns and live-stock shelters, there are no structures currently on the property. Electricity is present, and ground water is readily available for anyone wishing to build a hunters cabin, a weekend home, or a luxurious lodge on one of the towering ridges or along the banks of one of the future lakes.

Oklahoman?s have long know what few Texas are just now discovering. The Arbuckle Mountains are located within an hour and a half of the Dallas Fort Worth Metroplex.
