Nolan River Ranch
This high fenced fishing and hunting destination is located just outside of Rio Vista Texas, 30
min to Ft. Worth and 1 hour to Dallas. The Nolan River borders the East property line for
approximately 6/10ths of a mile. Incredible views from the back porch overlooks the coastal
fields below loaded with game in the evening.

3500 sq ft stone lodge with standing seam roof. Insulated workshop and large implement barn
are used for daily run operations and storage. Large cabana with outdoor cooking area

The ranch is home to whitetail, axis, blackbuck, and aoudad. Along the river is additional game
that is home to undeveloped Texas Land Conservancy property. The State Conservation owned
property to the south is never hunted and is truly a breeding ground for native whitetail.

Water:
6/10ths mile of Nolan River with excellent bass and catfish fishing. One water well supplies the
house and barns. There is also one small tank that is spring fed.
This property is close to major cities but no roof tops can be seen and feels totally secluded.
Less than 10 minutes to Lake Cleburne lends excellent viewing to their fireworks show on 4th of
July right from the privacy of your back porch.
