Location/Access: The ranch is located just 40 miles South of downtown Fort Worth, TX and only 15 miles West of Cleburne, TX and 15 miles East of Granbury, TX. Access to the ranch from the DFW area is easy with the Chisholm Trail Parkway taking you most of the way there and paved county road taking you the rest of the way. The ranch is situated with access off of Massey Rd on the north and the Brazos River acting as its southernmost boundary. Additionally, some of the tillable acreage is serviced by pivot irrigation that pumps water out of the lake when needed.

Improvements: There is an existing ranch house overlooking the main lake that is 1,829 sqft with 3 bedrooms/2 bathrooms. Next to the house is a sheet metal barn on concrete slab utilized for hay and storage and surrounded by 5 rail pipe fencing. The diversity of habitat, cover, and water found on the ranch are textbook for holding and growing excellent wildlife. Whitetail, turkey, dove, and hogs are in abundance. Bass fishing has been reported to be excellent in the main lake and it holds good numbers of waterfowl in the winter months. Thick and mature habitat, abundance of surface water, and good-sized neighbors all combine to enhance the wildlife and hunting opportunities.
