Highway 270 Tract - The NW 1/4 of the NE of the SW 1/4, S of the NE of the SW , NW of the SW , S of the SW ; all in Section 10, Township 5 South, Range 11 West, +/- 150 acres, Jefferson County, Arkansas.
The timber on this tract consists of scattered pine sawtimber seed trees and well stocked stands of natural pine regeneration that ranges from young pine saplings up to pulpwood sized natural pine. The timber on this tract consists of scattered pine sawtimber seed trees and well stocked stands of natural pine regeneration that ranges from young pine saplings up to pulpwood sized natural pine. Areas of the natural regeneration are advanced with pulpwood sized and large saplings approaching pulpwood size while other areas consist of smaller natural pine saplings that are from 10 to 15 feet tall. This well stocked stand of natural regeneration should offer excellent long term timber growth investment. The property also offers good deer and turkey hunting and is close to both Pine Bluff and Sheridan, just south of Highway 270 and within an hour of Little Rock.
The topography of the tract is gently rolling with about half of the soil being Pheba silt loam and most of the remaining soil being Savannah fine sandy loam. The NRCS Web Soil Survey reports the average site index for Loblolly Pine on half of the tract to be 90 and the remaining area to be above 80 (base age 50). The soils on this tract make it an excellent site for long term timber investment.

Research Parcel InformationAccess is through a gated gravel road across other timberland. ATV will be needed to view the property. From White Hall at the intersection of Interstate 530 and Highway 270 (Exit 34/To Sheridan) turn west on Highway 270 toward Sheridan and go 4.3 miles to Bruce Trail on the left (south). Travel south on Bruce Trail for 0.8 miles to a gated gravel timber company road on the right. Turn right through the gate (temporary combo 8-5-6-7) and travel for 0.7 miles to a dead end and woods road running north. Use an ATV or walk this woods road north for 0.4 miles following KFS pink flags to the south line of the property. The woods road continues north through the center of the property. A KFS Land For Sale sign and pink flags is located near the south line.
