It is approximately 20 miles NW of Edna and 20 SE of Yoakum. It is accessed by an all-weather gravel road easement off of Hwy 111. The easement is 6 miles long, and you must pass through 2 gates along the way.
Vegetation: The ranch is covered in hundreds of beautiful, huge live oaks. There are also many big pecan, elm, cottonwood, and sycamore trees along the Chicolete Creek. The native brush is typical of the Texas coastal plains, including post oaks and yaupon.

Terrain: The terrain ranges from bottomlands to relatively flatter plains. The Chicolete Creek stretches along the western border of the ranch, providing excellent habitat for wildlife in the bottoms. The ranch primarily has sandy loam soils throughout, with darker soils in the lower areas.
Hunting: The ranch offers wonderful habitat to all kinds of wildlife. There are white-tail deer, turkey, hogs, quail, dove, ducks, and geese. Also, this area is well-known for its duck and geese hunting in the winter months.
Water: There is approximately 0.4 miles of Chicolete Creek frontage. The Chicolete Creek runs shallow and clear all year long, and has a hard sandy bottom. The house overlooks a 1.5 acre pond and is stocked with bass. There is another earthen tank that is ½ acre in size. There is one water well with an electric submersible pump.
Minerals: The owner owns 1/16 of the mineral rights and executive rights, and will convey all that he owns.
Improvements: There is a 400 square foot hunter’s cabin, overlooking the pond, with electricity and a full bathroom. All of the furniture will go with the sale. The ranch’s borders have five-strand barbwire fencing and are in good condition.
