A gem in the two acres of landscaping surrounding the home, is the large Koi pond (110’ wide by 220’ long and 15’ deep), home to two to four hundred koi, and meticulously landscaped with lavender, rosemary, long grasses, evergreens, two rock bridges, and a path all the way around. The pond stays full all year as gutters on the house and driveway are plumbed in. There is a pump for each of the two waterfalls and a third that automatically regulates to 50psi and can be used to water the yard before and after the irrigation season. The pond has eight spouts that spray daily, and an attractive stone pump house with filter system and controls.

The whole house is on a soft water system. The 24 gpm+ well with low solids good water is 445’ deep with a new pump installed in 2014. It gets good marks with the static level at 80 feet. The well serves two homesites, each with 4000 gallons of storage.

The 45’ by 60’ barn is fully insulated with 2x6 walls, so the temperature remains about 20 degrees cooler than the summer highs – an excellent work space with a two workshop areas, full time compressed air, hot/cold water, gas heat and a certified wood stove. Ten acres of beautiful fields are irrigated by underground sprinklers with approximately fifty plus valves, all programmed for constant pressure and running on automated timers. A 6 acre pasture is enclosed by 6.5’ steel fencing and gates appropriate for a horse pasture. The 2 acre Oak meadow is also irrigated and can be mowed like a lawn. There are three RV pads – overlooking the pond, behind the garage, and at the barn - all with fresh water, 50 amp service and RV dumps. Near the front gate is an attractively disguised service station with diesel fuel.
