The Post Oak Ranch is located in northern Jack County, Texas, approximately 1.2 miles south of the Clay County line. It is located on Old Post Oak Road, a gravel based, county maintained road, and is just 450 ft off of the paved FM 2127, which connects Highway 148 and Highway 59. It is located in the Midway ISD.

- Fort Worth: 90 miles
The land is being offered in its entirety (68.5 acres) or in two separate tracts.
TRACT 1 (27.3 +/- acres):

This tract of the ranch has a perimeter barbed wire fence, as well as cross fence separating a 3.8 acre cattle trap and small set of wire pens. The main acreage includes an 18.5 acre cultivated field and a small block of native pasture with oaks. Both the trap and the pasture have large water tanks in them, which could be used to water livestock or as recreational fishing ponds.
The property has frontage along Old Post Oak Rd on its whole west side. Electricity is available along the road, and on the north border. A couple of nice home sites are on the tract. You would need to drill a water well; the water wells on neighboring farms are 100-250 ft deep, and produce from 10-30 gpm.
You could hunt whitetails along its south side, by off of the neighboring woods.
TRACT 2 (41.2 +/- acres):
The bulk of this tract is on the east side of Tract 1. It is accessed via a gated entrance off of Old Post Oak Rd., which then follows a deeded 20 ft. wide lane (not an easement, but deeded private access) approximately 1,080 ft. to where it opens up in the back to a large pasture. Both this lane and the whole property has a perimeter fence around it.
The pasture has approximately 25 acres of grass, with the balance in a densely wooded elm forest. Jones Creek, a seasonal waterway, meanders through the trees. Alarge pond sits in the middle that will hold approximately 1.4 surface acres of water. This pond would make a nice fishing tank and should attract ducks in the winter time too.
A small metal shed with concrete floor is in the corner of the tract. Electricity is ran to this point, and there is a water well too. When this water well was drilled in 1996, it was 100 ft deep and would produce 12 gpm. The seller does not know of the condition of this well at this time, but a buyer will be able to inspect it if concerned.
A game camera on the tree line between the pond and the woods shows solid numbers of deer and hogs coming through the property; several nice bucks are on camera too (see Photo Gallery for Tract 2).
MINERAL RIGHTS:
The seller doesn't own any mineral rights so there are none to convey. There is not any oil or gas production on the ranch.
SURFACE LEASES:
This ranch currently has a tenant who leases both the grazing and hunting. The lease pays $7,200 annually and can be terminated with a 60 day notice at closing, if the buyer doesn't want to assume it.
LIST PRICE:
As a whole or in tracts, the land is priced at $5,900/acre.
