LOOK AT THE TRAIL CAM PICTURES FROM LATE AUGUST OF THIS YEAR.The development of this farm has been 23 years in the making. I invite you to come and sit in a blind with me some evening. You will think you are in Kansas whitetail country. Big bluestem, little bluestem, Indian grass and Switchgrass all are growing everywhere on the property, providing excellent cover and habitat for the deer and pheasants that live here. A significant number of conifer trees are on the borders and bordering some of the food plots, providing privacy and cover. There are five ponds situated in the wetlands reserve portion of the property, including one with a flowing well. These ponds are strategically placed to provide a freshwater source for deer and other wildlife like bald eagles, sandhill cranes, ducks and geese. The low understory that exists in the timbered areas provides an excellent habitat for the deer and holds the deer here, especially during the pre-rut and rut. With well over 30 bearing apple trees currently loaded with apples and 12 +/- acres of active food plots that fill up every evening, there are plenty of groceries for these deer and all the neighbor's deer. There is also to the north on the property an oak hardwood ridge providing acorn mast yearly. The deer numbers are quite frankly unbelievable. I sat out in a redneck elevated blind on 8/30/23 and got in at 6:30 pm. By 8 pm, I had seen 14 different bucks of all ages, from yearling spikes to 4 yr old 8's and 10's, not to mention 25-30 does and fawns. It was non-stop deer traffic moving from cover to water, then to food plots, then food plot to food plot. It is just remarkable what has been developed here with solid management of the land and the deer. There are also 3 RV hookups located near the pole barn. The trail system is extensive and groomed to allow access anywhere on the property. There is a 60x40 Morton pole building with a cement floor and a cement patio.. Part of the floor has footers and is stubbed up for plumbing. It could easily be finished off into a barndominium providing small or large living quarters if desired. All of the farming equipment necessary will be included in this sale. An exact list will be provided upon request, but a partial list is as follows: John Deere 4052M with 4 in 1 loader, Great Plains 606NT no-till drill planter, 30' boom sprayer w 200-gallon tank, Diesel fuel tank, King Kutter tiller, Brush hog and much more including a second tractor a Massey Ferguson 135 diesel. All of it is in pristine condition. I am dead serious with the invitation to come with me to sit out and really see what is here. You will not be disappointed. This is a one-of-a-kind hunting and recreational property that rarely comes to market. It needs to be seen to really understand the work and effort that has gone into developing one of the best whitetail properties I have been on in Michigan. I suggest calling me directly today at 989-600-4112 anytime to set up a visit or a tour. Your looking will stop here.
