Paradise Found
There are not words enough to describe this amazing ranch. Originally built as a Childrens
Equestrian Therapy Center, the focus was on the land and its future use. Unfortunately, the previous owner (a builder) had family issues and had to move back to his home state before opening the facility.
The current owners raised 3 sons there with their friends coming over for camping, cookouts, paintball, zip-lining, four wheeler fun, and go kart racing in the arena. The feeling when wandering the property is one of years ago when craftsmen worked in union with nature. The workshop, and the overhangs on the barn, have purposely been designed to live/work outside.
The detached garage with large overhang is the garden area where the raised beds are feet away and the berry bushes ready for plucking.
Pecan and apple trees, blackberries, blueberries, strawberries and huge trees...
Pecan and apple trees, blackberries, blueberries, strawberries and huge trees where brides have had their pictures taken abound on the ranch. Wildlife such as woodpeckers, wild turkeys, blue herons, and deer gather peacefully. The farms domestic pets include Kazoo, the colorful peacock and greeter who loves to eat peanuts from your hand, and Milton the top hat rooster who struts around in his glory. The three guinea fowl, Ned, Red and Ted eat the ticks, spiders, and critters of the ground. The rest of the gang includes 3 roosters, and big beautiful Sparky, the resident Appaloosa.
The barn is quite incredible with 8 stalls, center aisle, fly mist system, windows, built in feed bins, side deck loading ramp, tack room and half bath. There is a comfortable office in the front that is more like a living room/sunroom with window air conditioner. The doors lock at each end and there are fire alarms throughout barn, attic, garage and living area above barn.
The barn condo above the main level was originally designed as the caretakers residence and the owners were going to build their own home on the land. It is a comfortable living area with full kitchen, laundry, living room, office, one enclosed bedroom and one master bedroom sectioned off. There is a huge attic area off the pantry that could be finished into multiple rooms. An inspector has already visited the property to make sure trusses were amply used to support the upper level.
The entire property is fenced with mostly white vinyl fencing and resembles a Currier and Ives
Card. The meandering driveway is significant in that it is long and owned by the sellers, with beautiful fencing visible as you drive in.
This homestead has infinite possibilities. Build, while you live in the upstairs loft or live in the loft and enjoy your horses at the end of your staircase. Restore the farm to its original purpose, or open a petting zoo, or childrens birthday site. Train and board horses or have a trainer lease some acreage from you.
For many, however, this property might serve as a vacation from the world, an oasis of sorts, because once you drive in, your cares are left at the roadway.
