The large seasonal Hager Creek runs directly through the middle of this land, and converges with this spring all on this acreage. During the uncommonly dry summers, this creek will cease to flow. At this site, it is easy to tell that additional underbrushing of the young pines would open up one of the better building spots that you could ask for. This property does have 30-35% of the acreage in the floodplain. However, it is apparent that a substantial amount of this land rarely (if ever) flood, and as previously mentioned, the ridge runs perfectly for transversing the entire property. This percentage of floodplain can be expected with over 4,000 feet of live water perimeter located on a single 60 Acre property!
