This ranch lies between highway 170 and Owl Creek. There is approximately 1 mile of Owl Creek frontage with good stands of Cottonwood and undergrowth that provide excellent cover for pheasants, deer and other wildlife.
The ranch has a total of 430± acres. There are 410± irrigated acres. Presently 300± of the irrigated acres are in crop production with the balance being irrigated pasture. The irrigation system has had substantial improvements in the last few years. The main ditch from Owl Creek to the NW corner of the ranch is open with field supply being an underground pipeline and the fields are watered from gated pipe or open ditch. The house has had substantial remodeling with a small amount left to be finished. Wiring, heating, plumbing, windows, insulation etc have been involved in the remodeling. The appliances are negotiable.
The farm machinery, tools, shop equipment, saddles and other gear are not included in the sale price. The machinery is presently for sale and potential buyers may contact the owners if they have an interest in these items.

The current operation of this ranch is for livestock production through management intensive grazing of irrigated pastures and hay for winter use. The hay is tame grass that produces well and gives good aftermath grazing. This hay also has good market demand if the operation is changed. At the present stocking rate there is excess hay and the owners have established a good marketing clientele.
The location of the property is at the foot of the Owl Creek mountains which present tremendous views. The altitude of approximately 5000 feet causes moderate weather conditions with nice days and cool nights. The valley is not in a high snowfall area but some winter cold snaps are to be expected.
