PROPERTY IS UNDER CONTRACT TO BE SOLD. Wildlife abounds on this magnificent 176-acre farm. The majority of the topography is rolling and easy walking. There are some steeper areas and the awesome rock formations remind you of the Hocking Hills. The property consists of about 45 acres of tillable acreage and the rest is all wooded. The tillable acreage is currently about half corn and half is in hay, and is leased to a local farmer but is up for renewal this year. The woods are very diverse ranging from thick cover to big timber. Some areas of the property have been select cut approximately 10 years ago. There is plenty of timber still on the property and the select cut has made better habitat for the wildlife. This property is a whitetail mecca and a dream for any deer hunter. I have seen more whitetail on this property than I ever have on any other property of this size. You can tell ...

I have seen more whitetail on this property than I ever have on any other property of this size. You can tell these deer have not been pressured very much. The nice buck that I took pictures of just stood there and let me take picture after picture. There were deer trails going in every direction and were heavily used. I found three different small streams that all had a good flow of water and the banks showed that the animals were utilizing it.
According to the owner, all Mineral Rights transfer and are held by production by a 12.5% Oil/Gas lease. The income off of the Oil/Gas well in 2012 was $7053.35. The owner also leased the property for farming and for hunting for an additional $8500 in income. The potential on this farm is great and with nearly a mile and a half of road frontage on three roads this would be a great property to develop. For an outdoorsman this property is a dream and for an investor this may be the opportunity of a lifetime.
