The Big Black River between Jackson and Vicksburg is well known for its excellent hunting with trophy deer and abundant turkey populations. It is also steeped in history from the Civil War. Rarely do properties become available in this highly prized river corridor. Especially properties that also have high quality mature hardwoods as well as highly productive pine plantations. Well, here is an opportunity that may not last long to acquire such a gem.
The property consists of 301 acres. The tract is located on the west boundary of Hinds County, adjacent to the Big Black River. It is approximately six miles southwest of Edwards, Mississippi. Log Haul Road fronts the property along portions of the south boundary. There are several woods roads and trails providing access into the interior of the tract.

The property contains three separate forested timber types. The majority of the property consists of 179.3 acres of mature hardwood (Stand 1). There are 83.7 acres of old-field pine plantation, established in approximately 2000 (Stand 2). The majority of the pine plantation located in the east portion of the property has recently been thinned. The smaller patches of pine plantation on the west side of the property have not been thinned. The remainder of the forested area consists of 17.3 acres of old-field hardwood pulpwood (Stand 3).
Approximately 72 percent of the timber value on the total property is hardwood and 28 percent is pine. Approximately 59 percent of the timber products on the total property are sawtimber and chip-n-saw and 41 percent is pulpwood.
The non-forested areas on the properties consist of open areas, food plots, and a hunting camp for a total of 23.6 acres (Stand 4).
A timber inventory was conducted on the forested acres of the property. The fieldwork was completed by TimberCorp in September, 2016.
Take the Edwards exit from I-20 and go south into the town of Edwards. Turn right on Hwy 80 and go 0.3 miles. Turn left on Mt. Moriah Rd and go 3.4 miles. Turn right on Smith Station Rd and go 3.7 miles. Then turn left on Log Haul Road and go about 1 mile until you see the FOR SALE signs on the right.
