Location: Located in eastern Hill County between the towns of Bynum and Brandon, the Pecan Creek Ranch is approximately 9 miles east of Hillsboro and Interstate 35, and only 1 hour south of both Dallas and Fort Worth. The physical property address is 1067 FM 1243, Bynum, Tx 76631
Water Features: Anchoring the numerous water features found on the ranch is its namesake, Pecan Creek. This clear flowing gem of a creek bubbles its way along the limestone bottomed basin that it has long etched in the landscape and crosses near the center of the property providing private ownership and peaceful enjoyment along both sides for approximately a quarter mile. The overhanging mature hardwood canopy wraps this riparian area in shade and dappled sunlight, creating wonderful parklike settings and many areas to explore. In addition to the creek there is a deep ~1.5 acre bass pond equipped with a covered fishing pier and metal catwalk that extends completely across to both sides. This pond benefits from being fed by a seasonal creek and artesian water well and fluctuates very little with wonderful water clarity. A second ~0.5 acre pond located on the west portion of the ranch is stocked with catfish and also offers a similar fishing pier and catwalk.
Terrain/Topography: The property elevation peaks near the west boundary and then begins to drop as you move across the ranch eastward, descending a total of approximately 90' as it reaches Pecan Creek near the center. Then the land climbs again going east approximately 50' before reaching the east boundary. This rolling terrain is scenic and diverse with areas of good mature hardwood tree cover, rough and rugged native pasture, and fertile areas ideal for food plots or establishing improved grasses. The perimeter fencing is all 8' game fencing and ranges in condition from fair to good. There are also a few high fenced pens on the west end of the ranch and a high fenced garden area near the home.
Residence: The ranch home is centrally located on the property overlooking the ~1.5 acre bass pond and Pecan Creek valley to its west. Comprised of approximately 3,300 square feet the two-story 5/3.5 rock home and two car garage were originally constructed in 2000 and was most recently partially remodeled in 2015. The roof was replaced in 2015 and is a galvanized standing seam metal roof.
First Floor: The large custom door invites you to into the home and main floor where you'll be greeted by the two-story entry. Just off the entry you'll find a formal dining room with large windows that welcome the morning sun. The entry further opens into the cozy living room and open concept kitchen. The living room has a tray ceiling and wood burning fireplace. The kitchen is fully equipped with custom cabinetry, island/bar, granite countertops, stainless-steel appliances, and pantry. The chef of the family will no doubt appreciate the gas range/cooktop. The kitchen also offers a second dining area framed by large floor to ceiling windows that make this already nicely sized eating space seem even larger. Across the home you'll find access to the master bedroom with tray ceiling, private wood burning fireplace, large picture windows, and master bathroom with jacuzzi tub, separate shower, his/hers vanity, and large walk-in closets. Conveniently just down the hall is the home's utility room that can also double as a safe room with reinforced walls and solid core door.
Second Floor: Upstairs you'll find 4 spacious bedrooms and 2 baths along with a wonderfully planned office space complete with custom cabinets and wood burning fireplace. The office opens to a second story porch that offers some exceptional views and can also be accessed by an exterior spiral staircase.
Outdoor living room/kitchen: Added in 2015, the home offers a wonderful outdoor living and kitchen entertainment area with double barn door breezeway, wood burning stove, bar top, gas grill, and charming farmhouse sink, and is also equipped with LED lighting. Rounding out the area, you'll also find a 1/2 bath and separate outdoor shower.
Barn & Shop: Just out from the home is a detached 650 sq. ft. garage/shop that is the perfect area for wood working and hobby projects, tool storage, and for keeping the all-important ranch side by sides and/or atv's handy. A larger 2,500 sq. ft. metal frame pole barn with concrete floor and large roll-up doors on either end is ready for your larger projects and ranch equipment storage.
Wildlife & Hunting: The ranch was once utilized as part of a small whitetail breeding operation, and while no longer operated for this purpose, today continues to maintain its TPWD breeding and release site designations. The property is currently home to a small herd of whitetail and elk, as well as hogs and varmints.
