LOCATION
Hidden Lakes Ranch is accessed off paved Patton Lake Road, about 7 miles west of Exit 351, off Interstate 35 near West, Texas. Approximately 16 miles northwest of Waco and 90 +/- miles southwest of the Dallas/Fort Worth Metroplex.

The landscape of the ranch is unique with 20 +/- acres of surface water, which create a beautiful park-like setting. There are six main bodies of water on the ranch, the largest being an 11 +/- acre lake. A wide range of recreational activities, which include swimming, fishing, kayaking, and tubing. Stocked with smallmouth bass, largemouth bass and perch, with many manicured entry points along the banks for anglers and waterfowl hunters alike. A boat dock with a second story deck is ideal for relaxing in the warm sun. Several waterfalls are positioned along the Cypress lined banks creating a scenic and tranquil setting. Vegetation in close proximity to the surface water includes Cypress, Post Oak, Pecan and aquatic grasses native to the area.
Terrain has a gentle roll ranging from 480+/- asl to 540 +/- asl. There is a large portion of open pasture land with a healthy array of native grasses and scattered post oaks. Selective areas are heavily wooded, particularly on the north end of the main lake and on the far west side of the ranch. The heavily timbered areas provide a prime habitat for native wildlife, such as white tail deer, feral hogs and occasional turkey.
IMPROVEMENTS
Most recently, the ranch served as a treatment center, operating under the name Clear Springs Healthcare, LLC. At full capacity, the ranch provided treatment, recreational activities and lodging for up to 46 individuals. An extensive amount of improvements are located on the property including, a main house (converted to an office), dining hall, two separate lodges, conference building and recreational building. Additional improvements include a 6 stall horse stable, swimming pool and tennis court. Two barns are located on the far north end of the ranch which house ranch implements. The majority of the improvements are supplemented by 22 KW stand-alone Generac generators.
Approximately 1 mile of chip sealed roads have been strategically constructed connecting many of the improvements, which are spaced out nicely. Traditional ranch roads traverse through the pasture, providing accessibility to the remainder of the property.
Main House
The Main House is 8B/4B 4,152 +/- sq ft, constructed in the 1960s and renovated around 2010 to serve as office space. A spacious floor plan with a full kitchen, dining, living room, and den with a full bar. The house has wood siding and a metal roof with a back porch overlooking a scenic live- water setting.
Dining Hall
The Dining Hall is 2,059 +/- sq ft constructed around 1999. There is a complete commercial kitchen equipped with a cast iron smoker and open pit. There are two restrooms in this facility and a neat stone fireplace in the center of the dining hall. A walk-in cooler was installed around 2015.
Lacy Lodge
The Lacy Lodge is a 12B/10B 6,509 +/- sq ft constructed around 1999. This two story building in addition to the bedrooms has a nice sized lobby that could be used as conference space. This area has a remarkable view of the main lake. The lobby is currently serves as a game area and is outfitted with a ping pong table. The building also has a full kitchen and laundry room.
Avery Lodge
The Avery House is a 5B/5B 4,605 +/- sq ft constructed around 2016. The lodge has a large living room, conference room, large storage closet, utility room with washer/dryer connections. The floors are carpeted and wood laminate. The lodge is the newest structure on the property.
Conference Building
The Conference Building is 1,610 +/- sq ft built around 2013. The building has multiple meeting rooms. There is potential to convert into additional lodging if necessary.
Recreational Building
The Recreational Building is 2,000 +/- sq built around 2000. The building has been used as a work out facility and art room. There are two restrooms inside the building.
Horse Stable
A 6 stall stable with a feed room and tack room is located on the north side of the property. The center aisle has a concrete floor. Near the stable is a roping arena with a 6 tall pipe rail fence.
WILDLIFE
Wildlife on the property consists of white tail deer, turkey, dove, duck other animals native to the Central Texas. The ranch has the potential to be an outstanding duck hunting property.
WATER
There are 20 +/- acres of surface water on the property over 6 bodies of water. The largest being an 11 +/- acre lake. The springs are believed to start on the southwest portion of the property. There are multiple waterfalls and many areas that have beautiful rock features along the banks. Water is also provided by Gholsen Water Supply Corporation to each of the improvements.
