Premier quail hunting property located in the Eastern Texas Panhandle with live water for a majority of the year. Thanks to intense habitat management over the last 15 years, hunters can expect to flush an incredible 25 coveys a day covering an average of eight-to-nine miles on foot. A conservation easement protects the land from future development to safeguard all natural habitats and promote continued growth of existing wildlife populations. Thick brush cover that follows the river is comprised of key vegetation important for quail in foraging and nesting including sand sage, plum thickets, shin oak, and sumac. There are over 100 quail feeders supplementing natural forage year-round. Lush native grasses provide a good source of food for deer as well. At least three miles of the Washita River snakes through the center of the property providing water most of the year for the wide range of wildlife that call the ranch home. The West Washita River Ranch can be purchased in addition to this property for a total of 5,727 acres.

Water:

There are several wells on the property including five solar wells and two submersible with an additional three to four other wells (condition unknown). The Washita River provides a good supply of water a majority of the year as well as a couple naturally occurring ponds. One in particular fluctuates but averages out to about a acre in size.

Hunting:

The quail hunting on this property is unbelievable with over 20 coveys flushed per day hunting on foot. It is estimated that the quail population are about one per three-to-four acres. But quail are not the only viable hunting on the property, with whitetail deer score between 155 and 160 class range. Additionally, the deer on the property have been hunted minimally over the last 15 years. Turkey are also in abundance along the cotton-wood lined river. One will also find healthy populations of dove and wild hogs. No commercial hunting has been allowed on this ranch. All quail feeders and any feed bins currently on the property will convey with sale of the ranch.

History:

Over the years, the property has been revered for its endless quail hunting thanks to strict wildlife management. Washita River Ranch has been enjoyed by the same family and friends over the last two decades and have preserved the natural habitats for future generations to experience.

Improvements:

A one bedroom apartment with a full kitchen and bath inside the 40 x 70 barn provides a comfortable place to stay on weekend trips. The barn also has a 30 x 70 shed for parking any equipment plus an additional 24 x 30 interior garage space with overhead door. About 25 acres has been set aside for future construction of a hunting lodge or homesite. There is also series of well-maintained ranch roads kept by operators and for related activities. The perimeter fence is in working condition and about half of the cross fencing has been maintained.

Minerals:

The seller does not own any mineral rights, but all surface leases and water rights will be sold with the land. The ranch is under a conservation easement.

Landscape:

The land is mostly flat with gently rolling terrain as you move closer to the river bottom. All farm equipment including but not limited to a tractor, a mower, a drill, and two plows will be excluded from sale of the property.

Zoning/Easements:

The property is outside of any municipality so is not zoned. There are no known easements that would affect operation of the ranch. It is anticipated all existing easements will be identified by surveyors.
