The Daniel Farm is comprised of three non-contiguous tracts located approximately 10 linear miles southwest of Cactus, Texas in the eastern part of Hartley County and the western part of Moore County. The tracts are separated by a total of about two miles. The west and middle tracts front the north side of graded CR G. The middle tract also fronts the east side of graded County Line Road. The east tract is found on the south side of CR D.

The terrain is mostly level, with total elevation changes of 20 to 25 feet across the farms. Overall, the slopes on the Daniel Farm ranges from 0-1%. This property is being operated as a partially irrigated farm. Currently, approximately 1,250 acres are under pivot and approximately 340.30 acres are dry cropland on the circle corners.
Improvements:
The Daniel Farm includes four (4) center pivot irrigation systems. Three are approximately 15 years old. One is approximately 20 years old. Center pivots on Section 416 include one 7-tower Zimmatic and one 7-tower Valley. Section 415 includes a 17-tower Valley pivot and Section 3 includes a 17-tower Zimmatic pivot.
Irrigation water is provided by a total of eight irrigation wells. Section 416 includes two irrigation wells. The north well is an 8-inch well, equipped with gas turbine pump and 200 hp Amarillo gearhead. The east well is a 4-inch well equipped with an electric submersible pump with gas motor and generator. The wells provide a total of approximately 400 gpm. The wells are approximately 540 and 545 feet deep.
Section 415 includes three 8-inch wells. The wells are equipped with gas turbine motors and 200 hp Deran and Amarillo gearheads. The wells pump a total of approximately 1,000 gpm. The south well is about 485 feet deep. The well at the pivot and the east well are about 800 feet deep.
Section 403 includes three wells; a 3-inch well equipped with an electric submersible pump and gas-powered generator, a 6-inch well equipped with gas turbine and 125 hp Amarillo gearhead and an 8-inch well equipped with a 125 hp Deran gearhead. The wells provide a total of approximately 800 gpm. The wells range in depth from about 500 to 545 feet.

Remarks:
The Daniel Farm is currently in an excellent state of cultivation, operated on a rotation of wheat and corn. Corn yield goals over the years on this farm are typically in the range of 240 to 250 bushels per acre. The asking price is very reasonable at $2,500/ac. Minerals are negotiable.
