The rolling, Sandy Loam soil provides good drought tolerance and produces excellent Blue and Black Grama grasses together with several species of Sand-Drop Seed, Side Oats Grama, Little Blue Stem and other grasses.
Improvements consist of a three bedroom, two bath, brick veneer home with an un-attached garage (garage has an open front), a shop/ livestock, metal barn and a set of working pens.
Perimeter fences are good with a combination of permanent and hot-wire interior fences for a modified cell grazing system throughout the ranch.
Elevation is approximately 3,828 ft. with a 15.8 average rainfall per year.
The ranch is well watered with water being produced at shallow depths from wells pumped by submersible electric motors and pumps on electricity and windmills producing water for an extensive pipeline system.
The RW Ranch/CRP adjoins the Lutz Ranch. The Lutz Ranch would make an excellent addition to this property. In the past the R.W. Ranch/CRP has furnished water for the Lutz Ranch with the pipeline system connected on both ranches.
The recent purchase of a 13 acre tract with a good well will now provide water for the Lutz Ranch without water from the RW Ranch/CRP however the pipelines continue to be connected and would make the owning of both ranches very productive.
