The rolling, Sandy Loam soil provides good drought tolerance and produces excellent Blue and Black Grama grasses together with several species of Sand-Drop Seed, Side Oats Grama, Little Blue Stem and other grasses.
Improvements consist of a three bedroom, two bath, brick veneer home with an un-attached garage (garage has an open front), a shop/ livestock, metal barn and a set of working pens.
Perimeter fences are good with a combination of permanent and hot-wire interior fences for a modified cell grazing system throughout the ranch.
