This northwest Texas ranch is located in both Hardeman and Foard counties, approximately 200 miles from the DFW metroplex. On its north side it joins the Copper Breaks State Park, a 1900 acre low-fence wildlife preserve, and is bordered on its other sides by privately held farms and ranches, two of which are over 2000 acres large.
The River Run Ranch (RRR) straddles the mainstream Pease River, providing frontage on both sides for over half a mile. Devil's Creek, which feeds a 90 acre lake on the state park, merges with the Pease just before it flows through the ranch, so it runs strong nearly all the time. The north pasture (approximately 85 acres) is accessed by a deeded easement from Highway 6; the south pasture (115 acres) can ONLY be reached by crossing the river from the north pasture. No easements have been able to be obtained from neighbors on the south, so crossing the river is the only way to get to the south pasture, and this must be by either walking or a 4-wheeler. Vehicles or any heavy ATVs will get stuck in the river bottom. There are no vehicle roads on the property either, only ATV trails.
The terrain of this unique ranch varies from steep 80' rock bluffs and rolling cedar covered hills to a sandy river bottom and dense wooded southern pasture, full of mature hackberry trees, bushy mesquite shrubs, and scattered cottonwoods. The Pease runs directly underneath the largest of these bluffs, along the middle of the north border. From this vantage point you can see up and down the river, all the pastures, hills, etc.
There's lots of hunting on the RRR, with 150+ scoring trophy whitetails, javelina herds, feral hogs, turkey, quail, wild cats, coyote! Virtually any species native to the area will be found on this ranch. The hills and open pasture land are perfect for rifle hunting out of tower blinds, while the tall hardwoods allow for tree stands and excellent bowhunting.
While there is very little hunting pressure around the ranch on the perimeter neighbors, the public has access to and does hunt the river bottom going through the property. Per Texas state law, people can hunt from vegetation line to vegetation line in the river bed of all "navigable" streams in the state, and this is common during November and December at the property. To deter potential trespassing and curb poaching, it is suggested that a new owner put up signs along the river every 100' or so. But even with this hunting pressure, the owner has consistently killed some nice bucks, as well as enjoyed using the property year around with family over the last 7+ years.
The ranch has a camp area on the north side, where utilities are set up for an RV. A community water line just east of the property can be tapped onto and ran to the campsite, if desired; estimated cost for this is around $10,000. A 40' metal storage container is here too, large enough to store all your hunting gear, corn sacks, coolers, and park a UTV to protect it from the weather. This means you can keep everything you need for a hunting trip right on sight, where it will be waiting for you when you come back.
