Terrain: The Pease River Ranch is an excellent hunting and cattle ranch with terrain ranging from grassy flats to rough cedar breaks to Pease River bottom land. The Pease River ranch has several ponds, with some becoming up to 10 acres in size in wet weather. With its large elevation changes, there are several excellent lake sites that could be dammed up. Hackberry and Cottonwood creek both traverse the full length of the ranch and provide live water year-round. In the hot summer months, the water slows to a trickle in places, but still provides pools of fresh water throughout the ranch for wildlife and cattle. The Pease River runs along the South boundary of the ranch and offers year-round water and excellent wildlife habitat. There are large hardwood trees near the river and turkey roosts are common in this area of the ranch.
Improvements: The Pease River Ranch headquarters has paved road access with several dwellings and metal barns. This headquarters has two rock houses that are currently unoccupied and could easily be made into very nice hunting lodges. There is one double-wide trailer that is currently being used as a bunkhouse for hunters and is in good condition. Years ago, this ranch was a top of the line horse and cattle ranch and there are nice working facilities still in place that are ready to go. The former “hospitality lodge,” is unique and has a large rock fireplace and lots of storage and bunk areas. Other improvements include electricity in multiple areas, water well, several ponds, four sets of cattle pens, large grain storage bin.
