This dry land farm is located north of Chillicothe, in Hardeman County, Texas, with frontage on Taylor Rd. It has 69.9 surveyed acres, of which approximately 63.95 is in cultivation (per FSA). The balance is in pasture, with chinaberry tree groves and brush. The farm is surrounded by trees and brush on three of its four sides, and feels very private. The property joins a 2,500 acre ranch on its east side, from where it draws deer onto the field. 150+ class deer have taken in this immediate region. I have also seen turkey running across the field, bobwhite quail, and a bobcat. This area of the county has lots of game. The pasture is scattered in different blocks of 0.5 to 1.5 acre blocks of trees, which have been used to host deer stands in the field.

The property has traditionally been used to grow winter wheat for deer hunting, but you really dont need all 63+ acres in wheat to hunt, just a 5-10 acre food plot in the back. The rest would do well in either coastal grass or a blend of native/wildlife grasses. The soils are sandy and, due to constantly being tilled, have been taken over by grass burs. These need to be sprayed and/or burned.
Three of the four sides are fenced (north side is not fenced). It does not have any water currently on it, but the neighbor across the road has a water well just 20 yards from the entrance. Electricity is running down the road and could be ran onto the property; metered rural water is directly across the road on the northwest corner. This farm would be a nice place to build a home or put a weekend cabin, where you could get out in the country and shoot a buck each year.
LIST PRICE: $1050/acre (reduced from $1200/acre)
