This property is perfect for the person who wants their own hunting place, but doesnt want to spend much money to get it. The Kelley Hunting Tract is 40 +/- acres and is a rectangular piece of land, approximately 1/2 mile wide by 1/8 mile deep. It is located off of FM 680, a paved road, and only 1.5 miles north of Highway 287, by the town of Goodlett.
The tract has two different landscapes:
West 20 Acres: fronts FM 680, used to be farm land but is now grown up in mid-size mesquites, flat pasture
East 20 Acres: all native pasture, full of mature mesquites and hackberries, water tank, some clear scaldy areas where feeders could easily be set up
The water tank in the east side is located off of a long water shed, has a good dam and will hold water, but has silted in over time and could use to be dug back out. As one of only three water tanks in the immediate area, it attracts a lot of wi...
The water tank in the east side is located off of a long water shed, has a good dam and will hold water, but has silted in over time and could use to be dug back out. As one of only three water tanks in the immediate area, it attracts a lot of wildlife from the surrounding farms. On this place, you will find some big whitetail deer and wild hog. It has not been hunted in years, and there are game trails and droppings all over the place!
The property is fenced, and the fences are in fair shape overall, but some places along it are down and need to be fixed, if you are going to run livestock. Across the road, on the west side of FM 680, is public electricity and a Red River water line, which you could bring over to the property if you wanted to set up a deer camp. In Goodlett, just a couple of miles away, there is an RV park as well. The nearest Walmart is in Childress, Texas (20 miles), and in Quanah, Texas (10 miles) is a feed store, grocery store, hospital, and several restaurants.
This property is very rough and raw, with no roads and no improvements. Be prepared to do some walking to view it, but I assure you, it will be worth it!
Asking Price: $1350/acre (no minerals)
