WILDLIFE:
The Ks Ranch has very little hunting pressure around it and will produce some nice whitetail bucks. The different types of native vegetation, coupled with the cultivated wheat fields, gives deer everything they need to grow in size and mass. The thick native pasture provides bedding areas, while the tree lined grass pastures and wheat field provide the deer room to roam around. The ranch also houses a lot of turkey and quail, plus wild pig. The food plot is protected on all four of its sides by tall trees as well, plus there is a very large oak tree on one side that is perfect for setting up a ground blind. This five acre staging area has sandy soils and can grow wheat, alfalfa, or certain wildlife foodplot bag mixes.
IMPROVEMENTS:
The property has excellent perimeter fencing, consisting of a five-strand barbed wire fence and metal t-posts. An electricity meter is already on the property, and a water well with submersible pump is hooked up to it, which fills a large concrete stock tank for livestock.
This location (west side of the wheat field) would be a good place to set up a deer camp too, as it is on the other side of the property from where most of your hunting is, but close enough to watch deer come out into the field to graze in the mornings and evenings.
MINERALS:
We dont own any mineral rights, and there is only one oil well on the western edge of the 45 acre grass pasture. The oil company keeps a clean lease and maintains the easement access road going through the south neighbor, which is graveled. This oil well is not noisy and doesnt disturb any of the area wildlife; all the hunting is on the far other side of the property, approximately 1/3 of a mile away where the well is completely out of sight.
