This 160 acre hunting property is located in northeast Hardeman County, about 3.5 miles north of the town of Chillicothe on Taylor Rd. It is 100% rolling hills and native pasture, with nice views across the surrounding countryside, loads of wildlife, and is ready for immediate use.
LAND TERRAIN:
The Plum Hollow Ranch is just a few miles from the Red River valley and has great topography change across it. The terrain varies from steep hills and gulleys to broad pastures and valley flats, ideal for staging areas for game. The wooded motts and protected bowls in between the hills help funnel wildlife traffic, great for short range bowhunting. The more open pastures are covered with waist high plum thickets and brush, with grass clearings and lanes more conducive to rifle hunting.

Mesquite, sumac, yucca, and sage are heavily mixed in with native range grasses such as blue stem and gramma, providing a solid cover across the land. Large chinaberry motts and hardwood groves create wooded areas throughout the place, with dotted hackberry and cedar across the pasture. Two food plots have been installed on the place, and there is potential to put in more if desire. The soils are sandy and grow wheat easily for winter grazing for deer.
The ranch has not been grazed in over ten years by cattle and has thick grasses everywhere, ideal for deer bedding areas. The ranch roads are easy to maintain; either consistent driving or an occasional mowing keeps them accessible.
WILDLIFE:
The area of Hardeman County produces big whitetail bucks, easily breaking 150 Boone & Crockett. There is not a whole lot of hunting in the immediate area (none to the west-south-north of the place, some across the road to the east). There are several big ranches within just a few miles, 850, 2000, and 3500 acres in size, which allow very little hunting on them as well. Most of the properties in this area seem to be managed for deer. A tremendous amount of deer pass through this place just zoom in on our map or Google Earth to see all the deer trails winding through the ranch. Buck rubs can be found on all ends of the property. Hardeman County currently has a five deer maximum, with a one buck limit.
Roaming feral hogs and predators, such as bobcat and coyote, will also be found here, as well as Rio Grande turkey, dove, and bobwhite quail. The water tank in back of the property is great for dove hunting and also acts as a large slough for hogs to waller in.
IMPROVEMENTS:
The ranch comes with a 1997 Cairo manufactured home that has two bedrooms, two full bathrooms, W/D connections, CH/A, and a large living room and kitchen. A long front porch provides a place to relax during the day. A meter from Red River Water Authority provides water to the house, and electricity is ran to it from the road. The house is ready for Dish Network too. A small shed is also on the property, for storing hunting gear.
The whole property has a barbed wire perimeter fence; the house and a few acres are fenced off separately, in case a person wanted to run cattle. Three spin feeders are in the pasture.
ASKING PRICE:
$1575/acre (reduced from $1750/acre)
