This is an absolutely beautiful home, with custom features and artistic design! Having underwent a complete renovation ten years ago, careful attention has been put into the smallest of details; the whole house speaks charm and warmth into every room you enter. It sits on a 3.61 acre tract, just south of the city of Quanah (pop. 2599), and also has a small shop/tack room with attached horse stalls, tool shed, and concrete cellar.

The main house is approximately 1744 sq ft in size (per the tax district), with a 480 sq ft attached garage that the owner uses as an additional living room, for a total of 2224 sq ft of living space. There are two bedrooms, plus an additional bonus room off of the kitchen that has been used as a third bedroom. A full bathroom is in the hallway, and the master bedroom has its own private bathroom. This master suite has room for a king-sized bed and additional seating area, and has french door opening up to the back patio. Its attached bathroom has a huge vanity that spans two of the four walls of the room; the long walk-in shower has Mexican tile and a built-in sitting bench. The master suite has two large walk-in closets as well. Custom wood paneling and antique doors provide a rustic feeling in the room, while Berber carpet and textured walls maintain its late 20th century origin.
The unique design of this home is found in the many wood beams, custom doors, cedar posts, and tin metal paneling, which create a Hill Country feel throughout the whole house. Each interior and exterior door in the house was custom designed and built. The large antique beams were brought here from a ranch in Gillespie County, Texas, just outside of Fredricksburg, as was the fireplace stone, cedar posts, landscaping rocks and imported Hill Country vegetation. The beams still have the original wooden pegs and cut notches in them that allowed them to hold up the barns and houses they were originally designed for. Since this house has a pier and beam foundation, these beams were incorporated into its structure during the renovation, so they provide a functional use, as well as aesthetic appeal.
Besides the two large cedar-post framed windows, the fireplace is the key feature in the living room. Its many stones, which go from the floor to the ceiling, were each handpicked by the owner from the Gillespie County ranch; an antique wooden mantel and custom iron fireplace doors add additional charm. It is powered by natural gas and is remote control operated; its heat can be felt from the kitchen when its turned up high! The living room, kitchen, and dining room are all open to each other, and these indoor spaces naturally flow into the back and front patios for additional space when entertaining guests. The kitchen received new cabinets, appliances, and countertops during the owners renovation and blends well with surrounding decor. The dining room has a huge custom-built china hutch, which spans from wall to wall, and the owner is willing to convey this with the sale.
All of the houses plumbing was updated during construction. There was also 18 of new attic insulation installed, new outside fiberglass insulated siding, new windows, and a new metal roof. A new $6500 AC unit was installed in 2013 for the house. Due to these upgrades, the home is extremely energy efficient and nearly dust free; the owners highest utility bill has been under $200. A two car carport was built on the front of the house, as well as the front and back patio awnings. The home sits some 165 off of Highway 6, and the driveway was recently repaved with asphalt going back to it. The property is metered with the Greenbelt Community water system. A 220 hookup for an RV is set up on the north side of the carport for traveling guests.
The entrance, driveway, front and back yards have been beautifully landscaped in Hill Country design as well. Large natural stones were hauled all the way from Gillespie County to here and were used for accent stones, as well as patio pavers and walkways. Native plants, including yucca, prickly pear, hollowed cactus stumps, and wild perennials, have been artistically placed throughout the yard to create a year long color palette.
ADDITIONAL BUILDINGS:
A small shop is located in the back of the property, which has a partition wall dividing it in half so part of it can be used as a tack room. The shop has a wall air conditioner for the summer and a wood stove for the winter. Three horse stalls are attached to the shop, as well as one running lane. The stalls were built from pipe and have two large swinging doors that can be closed to keep the winter air off the animals, or opened to allow a summer breeze blow over them.
Also in the back of the property is a large metal tool shed with concrete slab, where the owner keeps a Dixon mower, sprayer, etc. Electricity was ran underground to both the shop and shed, so no wire is visible. Only a few steps from the back door, just outside the yard, is a large concrete cellar that also has electricity ran to it.
THE LAND:
The property has 3.61 acres. A new fence was installed by the owner, which has thirteen pipe corners and cedar posts & stays. The owner used high quality Sheffield wire instead of standard barbed wire. The front entrance gate is remote control operated; there is another metal swing gate that leads to the back pasture at the end of the driveway.
The house and its yard & driveway are fenced off separately, so animals in the pasture wont get into these areas. Different native grasses are in the pasture, including bermuda and gramma, perfect for horses or show animals. The land is flat, and there is plenty of room to ride, or put in a roping arena, round pen, barn, etc. Alfalfa and bermuda hay can be purchased locally from Hardeman County farmers.
ASKING PRICE:
The owner is offering the property for $142,000 with all of his owned mineral interests in the subject tract. No owner financing is available, but the broker can help arrange bank financing for any qualified buyers. (Price recently reduced from $189,500)
