This country home was built with attention to detail, with every nook and cranny planned to perfection! The house is bold and spacious, with some 3000 +/- sq ft of living space; twelve acres of land complete the property, providing ample room for horses to graze or children to play. The house sits at the back of the land, off of the road so it is private, with a great view of the historic Medicine Mounds to the west.
LOCATION:
The property is on the south side of Fleming Road, only a half mile from the paved Ranch Road 91 and just a few miles south of the town of Chillicothe. Chillicothe (pop. 707) has a hospital, grocery store, and public school system. Just fifteen minutes away is the city of Vernon (pop. 10,769), which has a Walmart, several restaurants, and a golf course. Your closest residential neighbor is a half mile away down the road.
THE HOUSE:
This home has four bedrooms, ...
This home has four bedrooms, including a master suite and two bedrooms all downstairs, each with their own private bathroom. The fourth bedroom is upstairs and could also be used a game room or home theater, as it is very large. The house has two CH/A units, controlled by three different thermostats master suite, upstairs, and other bedrooms/living areas. The whole house is energy efficient, with blown in insulation in the attic and expanded foam insulation in the perimeter walls. The attic is easily accessible from a door upstairs, which provides an abundance of storage for holiday decorations, etc.
Coming in through the attached three car garage in the back, you walk into a hallway with a utility room immediately to your right. In addition to washer & dryer hook-ups, sink, and cabinets, there are four large cubby holes, designed for people to put coats, shoes, loose change, etc.; each space even has its own outlet for plugging in phones or other chargeable devices.
All of the bedrooms have Berber carpet, while the living areas and kitchen have polished concrete stained floors. The stain applied to the floor really accented its beautiful features, allowing the floor to be ever-changing, while still flowing smoothly throughout the house. The foundation is thick, 3' in some areas!
The bedrooms all have 10' ceilings, while the living room has a 14' ceiling and the kitchen, 12'. The cabinetry in the kitchen, bathrooms, and utility room is custom built, with deep shelves and drawers. All of the countertops are solid quartz, which is very durable and doesn't require resealing. The master bathroom has a separate, glass-walled shower and additional soaking tub, with jets. A tall walk-in closet off of the bathroom provides plenty of room to store clothes, with three racks and built-in shelves. It also has dual sinks, a built-in medicine cabinet, storage cabinets, and lots of drawers. This bathroom also has its own tankless gas water heater, with a thermostat control. The other two bathrooms share another tankless water heater. Each of these bathrooms has a shower/tub combo, large vanity sinks, walk-in closets, and storage cabinets with dirty clothes hampers. Additional rooms in the house include an office, which has a closet and is large enough to be used as a fifth bedroom if needed, and a 3/4 guest bathroom in the hallway, with a shower.
The kitchen has a built-in quartz island table, capable of seating six people. It opens to the living room, so it all feels like one big space. The kitchen appliances are high efficiency Whirlpool appliances, with the Satina no fingerprint finish. Appliances include: a full sized refridgerator with a side-by-side fridge/freezer, double convection oven, quiet dishwasher, microwave, electric cooktop range, and an ice machine. The living room has a large gas fireplace, built with a rock finish from materials directly from Hardeman County. The living room could easily fit two couches and two recliners, or a very large sectional. All of the wall corners throughout the house are rounded, plus there is crown molding in the living areas.
The back door to the patio is off of the living room. This patio is "L" shaped, covered, and has two ceiling fans. A specific grilling area with an outdoor sink define this outdoor space. The house has a brick exterior and metal roof. It has a large front porch as well, with cedar post columns, that provides a great place in the evenings for watching the wildlife and sunsets.
UTILITIES:
A water well is used for the house and yard. This well is 32' and has never had any trouble producing strong pressure. Electricity is from the public grid and was buried from the road to the house, over 1100' of line. One of the many other advantages of this rural home is access to high speed internet, through an underground fiber optic line; this line can transmit service up to 100 mbps, easily capable of streaming movies, video chat, etc. The entire house is protected by an alarm system (equipment owned by seller and will transfer to buyer), and in case of an electric surge, the it has a surge protector for the whole house.
THE LAND:
The perimeter border follows a fence which runs along a creek wash on its south and west sides, the road on its north, and a fence row on its east side. The house is surrounded by a large yard with bermuda grass. The rest of the acres is a 10 +/- acre cultivated field, which the owner has used to grow haygrazer and winter wheat in the past. Anywhere from 8-50 bales has been cut off of the field, depending on rainfall for that year. The soils are sandy and will take well to coastal or bluestem grass too, for livestock. Additionally, the field provides a great place to build a barn, round pen, or arena, or sight a rifle and throw a football. A small utility shed in the back is used to store lawn equipment, etc. A gravel driveway gets you easily from Fleming Rd. back to the house in any weather condition.
The property is just a half mile south of Wanderers Creek and is surrounded by other farms and pastures, some of which are wooded. It is not uncommon to see twenty deer grazing in the field in the front of the house in the morning, dove flying down to eat in the evenings, or other native wildlife transversing the property, such as turkey or wild cats. I saw two does walking down the creek draw during our photo shoot. You could literally hunt from your front porch, if you wanted to!
