This hunting tract is located in southwest Hardeman County, known for its large whitetails. The property joins the 10,000 acre Lazy U Ranch on both its south and east sides and has little to no hunting pressure around it!
Perfect for building a weekend cabin or RV carport, electricity and a water well are all ready in place. The water well is roughly 120 deep and can sustain 10 gallons per minute of pressure. All the electrical fuses, wiring, and the pump itself have recently been inspected and are in good working condition. Right now, the well is hooked up to a metal stock tank with a floater on it to control the flow. The metal frame of an old barn is next to the well too, which could be finished for the cabin or carport.

Hunting in this area of northwest Texas is outstanding! This property has excellent hunting for both whitetail deer and feral hog, plus migratory dove hunting in the Fall. About 1/3 of the property is in dense mesquite brush, providing bedding areas for game. The remaining 2/3s is an old field that was allowed to revert back to grass pasture years ago. In this grass pasture, there are lots of young mesquites and reemerging brush, which over time will thicken just like the woods on the property. This native pasture has an old pond that holds water in the wet season; there are several drainages running across the place too, where other tanks could be built.
A 3.5 acre corner along the grass and woods, which joins the 10,000 acre ranch, would be ideal for installing a staging area for deer hunting. The soils would take to wheat or oats for a winter food plot, or sunflowers for bird hunting. An old slough on the west side of the property consistently attracts wild hogs, providing a good place to pick them off.
The property is just a mile south of FM 104, a two lane paved road. It has frontage on county maintained dirt roads on the north and west sides, for easy access. The perimeter has a barbed wire fence around. A neighboring ranch will rent the place for seasonal cattle grazing, if a new owner wants to produce some income.
