Quanah, TX 79252(Hardeman County)

The ranch has been owned and maintained by the present owner for five years now, who has gone to great measures to increase its wildlife density. Six food plots, ranging from under one acre to fifteen acres in size, were carved out to create staging areas for hunting. Alfalfa, wheat, and rye have all been grown in the plots; the soils would be suitable for milo, oats, or other grain crops as well. The water table should support a small irrigation system if desired, as several of the surrounding ranches have pivots on them. The ranch has a total of 220 acres which could be cultivated into more food plots; the owner has intentionally left them fallow over the years, to create more grasses and brush for wildlife. In 2013, the old fallow farm land on the ranch, which is now in grasses, paid the owner $2900 through the FSA program.

Six feeder pens (five 64' x 64', one 32' x 32') were put in too, to provide supplemental nutrition with corn and protein pellets. There are six spin feeders (2000#, 600#, and four 300#), and two protein feeders (1350# and 750#). All of this food from the plots and feeders has helped grow some enormous bucks, including a 14 point typical, 260 lb whitetail harvested in 2010 by bow, which scored a 135 net (151 gross) in Pope and Young. The ranch's game cameras showcase an impressive herd each year, with a good variance of young and old bucks, does and fawns. The owner has designated certain areas on the ranch as "sanctuaries", where no hunting is allowed; this ensures the animals have safe bedding areas and stay on site.

Four of the plots and pens have tower blinds on them (16', 10', bowhunting, and a large blind big enough to sleep in). All of the blinds are equipped with chairs and heaters. The ranch's many shelterbelts, hills, and gulleys provide great locations to set up ground blinds and tree stands too.

In addition to whitetail deer, the property also boasts high numbers of Rio Grande turkey and feral hog, plus bobcat, coyote, a few bobwhite coveys, and migratory dove in the fall. The owner has even found a mulie shed; while they are rare in this area of the county, Hardeman County does have a declared mule deer season.

The ranch does not have much hunting pressure around it, with irrigated farms to the west, CRP pastures to the south and east, and two large ranches (2600 and 3000 acres) to the north. A 1400 acre tract joins the ranch on the east side as well. In consideration of growing even larger bucks, the owner once considered high fencing the property. He installed the posts on three sides, but never put up the net wire. Because this project isn't complete, you have the option of keeping the property as a low fence ranch, or finishing the high fence so you can breed and grow your own deer!

LAND TERRAIN / VEGETATION:

The Myrick Ranch lays in the sandy country of northwest Hardeman County, just a mile and half south of the Red River valley. The land has gentle rolling hills across it. The pastures are defined by wooded motts and shelterbelts, with tall range grasses and small brush cover, such as wild plum and yucca. A wide variety of trees will be found here, including elm, bodark, hackberry, scrub oak, locust, and chinaberry. Bluestem is a dominant grass in the pastures. The ranch has dense wooded areas that open up to secluded meadows, tree motts, open prairie country, and nice views all around.

WATER FEATURES:

The ranch has two water wells, and three small ponds that are fed by the wells. The ponds were set up for wildlife purposes. Two of the ponds are located directly at the well sites, and one is in the middle of the ranch, fed by 1200' of pipe line from one of the wells. Another 1500' of PVC line was recently laid on the north side, with the intentions of setting up another stock tank or pond. 600'+ of PVC will convey with the ranch, to assist in setting up other water sources.

HUNTER'S CABIN and EXTRAS:

At the headquarters is a cozy 20' x 12' cabin. This building is very well insulated. It has electricity ran to it from the public power lines at the road; a water line has been ran to it as well, but it would need to be tied into a well to be operational. A fiber optics line, for high speed internet and cable TV, is available at the road too. The cabin comes fully furnished, with two bunkbeds, table and chairs, linens, plates, and cooking utensils. It is plumbed for a shower and sink, and both are already installed. The cabin can easily accommodate six people on a weekend excursion. A large metal carport is attached to the front of the cabin, which doubles as a covered porch for relaxing and cooking out.

A 40' storage car was brought in for storing feed sacks, equipment, tools, etc. It is large enough to house an ATV or small tractor. A 2007 Kubota L3400 tractor will convey with the sale as well. This tractor was bought brand new when the owner purchased the ranch. It comes complete with a front-end loader and all the implements - shredder, disk plow, seed drill, sprayer, box blade, and post driver. Other assorted ranch items will convey too, included a pile of t-posts, portable water tank, several stock tanks, wire fencing, odds and ends.

Down one of the interior ranch roads a shooting range was set up, with markers for up to 300 yards. There is room to expand the range further if desired, and it is also a good place for clay pigeon target shooting as well.
