This hunting tract is located south of the town of Chillicothe, just a mile east of the paved FM 91. It has an excellent variance of thick wooded areas, improved pasture, and cultivated fields, and houses lots of wildlife.
The property has approximately 50 acres in dense woods, consisting of scrub oak, hackberry, chinaberry, and shinnery motts. Three miles of long shelterbelts of elm and bodark trees criss-cross the land as well. These trees provide wind breaks and protection for whitetails, and create some awesome bowhunting opportunities on the ranch. Several of the groves surround small cleared pastures, where feeders are set up for rifle hunting. The treed areas also line the cultivated portions of the ranch and make the small fields feel extremely private for animals.

Four small fields are scattered throughout the ranch - 29, 28, 11, and 5 acres in size. The five acre field is surrounded on all sides by tall hardwoods and is a perfect staging area. These fields have been planted in winter wheat over the years for cattle and wildlife. The soils are sandy and well drained, and could take to alfalfa, sudan, other grain crops, and most wildlife bag mixes as well.
The owner has seen some very large deer on the ranch, including a 14 pt. buck seen in the 2009 season. Deer and hog tracks cover the ground almost anywhere you go. In the spring time, it is common to see over one hundred turkey running across the fields in a flock. Coyote and wild cat roam the area too, for year around sport. The fields are good for dove hunting in the fall.
The property has perimeter and cross fences, dividing it into four different pastures. In addition to hunting, the current owner has used the property for the last ten years to rotate cattle and horses. One of the pastures, 80 acres in size, has been improved with love grass and coastal bermuda.
There are three water wells on the property, including one that overflows into a small pond. All three of the waterwells are ran by electric pumps. A metal horse shed is on the ranch, and there are some good sites to build a cabin too.
Asking Price: $1000/acre
(No mineral rights are available with the purchase; there are two active oil wells with pump jacks on the ranch - see RANCH MAPS for location of wells. The oil company maintains the two sites very clean, and the roads and gates are in good condition. Both of the pump jacks are ran by electricity, are quiet, and located on the west side of the ranch so they don't disturb the hunting.)
