The roping arena is 200' x 400' and has an attached stripping chute and return alley, plus a heading and healing box. Part of the arena is pipe, and part has bull wire fencing. There are lights at the front, so you can work at night. The arena is adjoining to a 2.5 acre trap and small coastal pasture, so stock can easily be pushed in and out. The arena is set up for calf, steer, and team roping.
Next to the arena is the metal hay barn, which has an enclosed tack room with concrete floor. Four horse stalls are attached to the barn and use the lean-to for cover. With hay storage, water, and the tack room right next to the stalls, it is easy to maintain the animals. Just fifty yards away is a smaller metal shed, with three more attached stalls. All feed troughs and water tanks in place will convey. There is a defined space for a horsewalker too, but the ranch does not currently have one on site.
There are four grazing pastures, three of which have thick coastal bermuda and a fourth that is in native grasses and trees. The coastal pastures are 2, 3, and 9 acres in size, allowing you the option to graze all, a couple, or just one, and bale the others for winter hay. All improvements have community water piped to them, and the perimeter and cross fences are in excellent shape. There is a pond in the native pasture that needs reworking on the dam to hold water.
For housing, a two-story A-frame bunkhouse is on site, which can comfortablely sleep two people. This house has CH/A, a nice bathroom and kitchenette, two wooden porches, and a new metal roof. There is already a cleared area by the arena and barn that would be ideal to put a new home on. A small wooden storage shed is next to the house as well.
