This ranch, located just a couple of miles northwest of the city of Quanah, is suitable for both whitetail deer hunting and livestock ranching. The property is solid mesquite cover. The grasses on the ranch consist largely of tall bluestem, which create good bedding areas for deer too.
The properties surrounding the Cornerpost Ranch on the north and west have very dense thickets; to the east is a wheatfield, and to the south is a grass pasture. Lots of deer travel from the thick brush on the west through the Cornerpost to graze the wheat field on the east. This wash channels runoff to the livewater South Groesbeck Creek, which lies just one mile west of the ranch. The Groesbeck Creek region is known for its good deer population, and this tract benefits from it.
There is a water well on the east side, with an electric sub pump. A utility meter is already in place, and rural water is just 1/2 mile down the road, which makes this ranch a good place to build a home too. Other improvements include perimeter fences and public road frontage on two sides.
