The farm is irrigated with two 1990s era Lindsay Zimmatic center pivot systems both in good condition and each covering a 125 acre area. Located on the northwest quarter of the property is an eight (8) tower pivot and the southwest quarter has a seven (7) tower pivot. As per the owner, each pivot is nozzled at 600 GPM and has low drops on sixty (60) inch nozzle spacing. Two irrigation wells are powered by one 496 and one 460 Ford power units with gearhead and turbine pumps. The wells reportedly produce 300 Gallons Per Minute more or less and are very efficient. Permanent cattle water tanks are also included with the property.
The property consists of approximately 250 irrigated acres (circles), 242 dryland acres and 148 acres of native grass. Sherman A clay loam is the predominant soil with other clay loams rounding out the soil profile with the exception of a slight draw running north-northeast through the east half of the property. Three-fourths of the acreage consists of a 0 to 1% slope.
