Terrain: The land has a nice balance of terrain change rising approximately 130 from the creek bed to the ranch's highest point. 8 corn and protein feeder locations and 5 food plot locations across the ranch help provide supplemental feed for game and wildlife.
Water: At the heart of the ranch lies a 45 acre lake fed by the Little Gilmore Creek. The bass have been developed from a 25 lb female that came from the Florida Lunker program. 8-10 lbers are regularly caught and the lake record stands at 13.2 lbs and was caught on a fly rod. These incredible fish were grown utilizing feeds such as Green Ear Sunfish, Copper Nose Blue Gill, Shad, Shiners, Fat Head minnow and Grass Carp, crawfish and frogs. Other small ponds on the ranch have been growth ponds for Bluegill and are also fantastic pan fishing spots. The bottom of the lake was designed to grow and maintain fish habitat and includes areas such as spawning beds and a permanent structure in the bottom of the lake designed just for lunker bass. A concrete boat ramp allows for bass boats of all sizes to be launched. The owners have even brought out Sea Doos and Jet Skis from time to time for group entertainment.
Three other ponds on the ranch provide additional surface water and recreational spots. The ranch's namesake, Gilmore Creek, crosses through and along the northern portion and boundary of the ranch. The creek is a tremendous source of food habitat for wildlife and feeds into the Bosque River just 1.5 miles downstream.
There are two Trinity Aquifer water wells on the property. Both are 450+ deep and provide abundant water.
Wildlife: Numerous typical local species call the ranch home such as rio grand turkey, white-wing and mourning dove, bobwhite quail and hosts 1000's of migratory ducks during the season. A small group of exotics also reside there and including Black Buck, Oryx and Red Stag. Bald eagles are regularly seen hunting and fishing around the lake and are a testament to the strong habitat of the ranch.
Improvements: A very well appointed 3050 sqft 3 bed 3.5 bath sits overlooks the lake. A mobile is also on the property. It is livable but adds no contributory value. The old Jurgensen homestead sits near the entrance and stands as a reminder of the property's history. This home was built before running water and electricity was available. Additionally, there are still remnants of the oxen supply trail on the ranch that lead into Hico.
Minerals: The seller believes to owns 100% of the minerals and they are currently unleased. With an acceptable offer, all the minerals will convey at closing.
