Terrain: Ranging in elevations of approximately 1,182 to 1,292, the ranch provides 110'+/- of scenic elevation change. This portion of Hamilton County is predominately rolling native grass prairie and mesquite country, with hardwoods typically found along the low lying creek and branch drainages that have naturally shaped this landscape over time. Along these riparian areas you'll find giant native pecan trees, elms, and even a few oaks. A small portion of this fertile creek bottom area is currently cultivated and could be expanded upon. Soils consist primarily of the Doss-Real complex, Krum silty clay, Venus loam, Cisco fine sandy loam, Wise clay loam, Brackett gravelly clay loam, and Rumley clay loam.

Pasture Management & Cattle: Mesquite Creek Ranch is cross fenced and divided into 6 separate pastures with one catch pen, a set of pipe working pens, and a hay trap for round bale storage. The pastures have been managed and improved over the last several years. A conservative stocking rate coupled with good rotational grazing practices have insured that the ranch is not overgrazed and have allowed the grasses flourish. The owner currently stocks the ranch at approximately 1 animal unit per 12.5 acres with 28 mama cows and 2 bulls. The ranch also typically carries an additional 25-30 yearlings for part of the year.

Water: The property features almost a mile of the south fork of Mesquite Creek. This seasonal creek tributary of the Leon River winds its way from southeast to north through the property and will typically run water for a good part of the year. During drier weather conditions the creek will generally hold several long pools of water. There are also 3 stock ponds providing additional sources of surface water for livestock, wildlife, and recreation. The ponds are fed by numerous wet weather drainages that feed across the ranch, some offering potential for additional pond and/or lake construction. There is an old water well on the west portion of the property that is not in service. Underground water is generally abundant in this area and it is believed that this well could easily be put back in service and/or additional water wells successfully drilled if desired.

Wildlife & Hunting: Wildlife found on the ranch and in the area include deer, turkey, dove, hog, bobcat, fox, and coyote. The creek and numerous draws that feed through the landscape are well used travel corridors for wildlife as they move throughout the ranch to cover, water, and food sources. There is an ideal size 17+/- acre creek bottom field/wildlife food plot for planting winter wheat and sunflower, and two corn feeders in place. Hamilton County is well known for producing some of the best dove hunting in Central Texas and this area west of town can be as good as you'll find. The ranch has not been leased and only lightly hunted by the owner in recent years.

Fences & Roads: Perimeter and cross fences range in condition from fair to excellent. The south boundary fronts along FM Highway 2486 for approximately 1 mile and fronts along Hamilton County Road No. 650 for approximately 0.6 miles. Interior ranch roads and trails are unimproved, but provide good travel throughout.

Easements: There are no large electric transmission line easements, pipeline easements, or access easements providing ingress/egress to neighboring properties.

Leases: There are no active leases for hunting, grazing, or minerals.

Minerals: No oil or gas production on the ranch. Seller is believed to own a portion of the mineral estate and will convey all owned mineral interest with an acceptable offer. Buyer is responsible for independent investigations to determine exact mineral ownership. Owner makes no warranties, guarantees, or representations regarding the minerals.

Utilities: Hamilton County Electric Cooperative provides electric service to the ranch with lines in place on the property.

School District: Hamilton Independent School District
