The current owner has spared no expense in making sure this is one of the finest low fence mule deer hunting ranches in the state. The ranch is absolutely beautiful and has all the geographic features you would want as it slopes to its northern boundary, the Red River. The front part is food plots/fields lined with hardwoods. The owner has piped water to troughs in this area to supplement the water needs. The second tier of the ranch is rolling mesquite pastures. This is where the large whitetails generally congregate. The third tier is large sand dunes. This is the main geographic feature. These are the largest sand dunes in a very large area. It draws the mule deer in and keeps them there. They bed in these areas and live in these areas. They can take cover from the north winds and escape predators (which are very few due to the owner’s eradication efforts). The grass is tall in these dunes and it creates the perfect habitat. The last tier of the ranch is river bottom as the property flattens out to the Red River. It is thick with vegetation and game and is very scenic. It provides ample opportunity for the outdoor enthusiast. There are several different opportunities this ranch provides. The quail are making a strong comeback in this area with the beneficial spring rains. This ranch would be VERY dog-friendly. The brush is not strong, so you would have no problem using dogs. The turkey numbers are outstanding. I have seen large flocks of turkeys on my visits to the ranch. The improvements on the property are also impressive. The cabin is a strongly built metal building on a slab. The interior walls are lined with cedar giving it that hunting cabin feel. It has a nice garage to store the jeep that is included with the ranch as well as your ATV. A nice porch looks out onto a food plot. Also included with the ranch is blinds, tractors and various equipment listed below. I have no reservation in saying this is one of the finest hunting ranches in the state. If you have dreamed of owning your own trophy hunting ranch, do not let this one get away!
