Santa Rosa, NM 88435(Guadalupe County)

This ranch is well improved with a complete set of improvements. It is in an excellent location adjacent to Santa Rosa, New Mexico with a small amount of frontage on U.S. Hwy 84, several miles of frontage on Interstate 40 and State Hwy 156 for access to the ranch and has excellent development potential. The ranch is well watered, has strong soils, an excellent turf of grass and a good climate for ranching and living at approximately 4650 above sea level with an estimated 15 annual rainfall composed mostly of rain with some snow.

The headquarters is nice with a large home (four bedroom, one full bath, one bath, one half bath and a double garage), a smaller home for guest or employee housing with two bedrooms and one bath, a bunkhouse with a bath, maintenance shop, double overhead feed bins, pens, scale, cattle working/squeeze chute, hay barn, horse stalls, loading/unloading chute, roping arena, several large and small traps at the headquarters in which to wean ranch calves or straighten out (condition) shipped-in cattle and a large bull pasture.

The water system at the headquarters is unique with a sweet-water spring located above the headquarters which is piped approximately mile to two large, over-head storage tanks with a booster pump at the headquarters which provides water to the houses, lawn, pens, horse trap and the roping arena. If the need arises, the spring can also be used as a back-up water source for the well presently being used to produce water for the pipeline system.

The majority of the ranch is solid-turf, Grama grass covered flats and open, rolling hills with drop-offs to lower elevations which add a very scenic break in the topography. There are scattered Cedar and Stag- Horn Cholla on a small part of the ranch. Grasses on the ranch are predominantly Blue and Black Grama along with Side Oats Grama and Little Blue Stem.

Hunting on the ranch consists of a number of antelope, mule deer and blue quail. Several quality bucks have been taken on the ranch over the years.

The ranch is divided into 3 parcels by State Hwy 156 and Interstate 40 as follows:

Parcel 1: The Headquarters is located approximately 2 miles from Santa Rosa, New Mexico on Hwy.156 and an all-weather road into the headquarters offering easy access yet quiet seclusion at the headquarters. There are approximately 6946 acres south of Hwy. 156 and east of Hwy 84 which is watered by a domestic well equipped with a submersible electric motor and pump on electricity and a 1 HP booster pump (dummy well) at the headquarters to provide water for approximately 7 miles of underground 2 PVC pipeline with large water storage tanks located appropriately on the pipeline to provide storage for a number of rubber-tire drinkers.

As mentioned earlier in this information, the spring at the headquarters can also be used to provide water for the pipeline when needed.

There is a domestic well equipped with a submersible electric motor and pump on electricity located above the spring (which is located above the headquarters) which appears to be drilled into the same formation as the spring. This well waters the area above the headquarters and could be tied into the pipeline from the spring to the headquarters with very little effort if ever needed.

On Parcel 1 there are also six domestic wells equipped with windmills. One of the wells and mill is in use at this time; four have good holes (mills need repairing) and one well needs down-hole repair. The five wells are not in use at this time due to the pipeline system which very adequately waters Parcel 1.

A large, dog kennel is also located at the headquarters.

Parcel 2: This area of the ranch which is located north of Hwy. 156 and south of I-40 contains approximately 4255 acres including 640 acres of state leased land. This area of the ranch is watered by a pipeline under Hwy. 156 from the pipeline system on Parcel 1 to a drinker on the north side of Hwy. 156, a domestic well equipped with a submersible electric motor and pump, two windmills (one in use-one mill needs repair) and four earthen dams (tanks) (according to the owner one of the four has not been dry since he owned the ranch) and a small spring which, according to the owner, does not go dry. There is a set of wood and wire branding pens on this area of the ranch. This area has approximately 4 miles of highway frontage on both I-40 and Hwy. 156.

Parcel 3: This area of the ranch is located north of I-40 with a very small portion being on the south side of I-40 and contains approximately 2,157 acres watered by three domestic wells equipped with windmills (one is in use, one needs repairs on the windmill motor and one has problems down-hole) and four earthen dams (tanks) with a good set of pipe/guard rail working pens with water provided for the pens by approximately mile of pipeline to the pens.

There is a concrete tunnel with a concrete bottom under I-40 for purposes of moving cattle back and forth from the north side of I-40 to the small parcel south of I-40. The tunnel will accommodate both livestock and/or a large pick-up truck and trailer.

There is a small amount of highway frontage on the north side and the south side of I-40.

All in all, this ranch is very adequately improved to accommodate a working cattle operation. The improvements on the ranch are in good repair, fences are above average throughout the ranch, it is well-watered by the springs, wells and the pipeline system with domestic wells ranging from 10 ft. in depth to approximately 270 ft. (most wells are less than 100 ft. however one well is approximately 548 ft. deep but is not in use at this time due to its depth and the pipeline very adequately servicing the drinker at this well and the area around it).
