The whole ranch is transversed by ravines and creek washes, all of which run water northeast towards the river. The land has lots of hills and variations in topography, with elevations changing some 110' from corner to corner. Approximately 60% of the ranch is in dense trees, including hackberry, mesquite, locust, scrub oak, soapberry, and red & juniper cedar, and brush, such as wild plum thickets, yucca, and sage. The rest of the ranch is improved grass pasture and a 20 acre wheat field.
The ranch is laid out very nice, so as you drive through it you are never bored; large wooded native country opens up to smaller cleared grazing pastures, with roads that funnel through the valleys and up over the hills. Several of these grazing pastures are flat and could be broke out into fields for wildlife food plots for winter livestock grazing.
A few locations provide nice building locations for a hunting lodge. The 70 acre pasture in the northeast corner has great distant views across the Red River valley and surrounding country side. This is not an area that's been developed, and homesteads are few and far between. Whatever end of the ranch you're on, it feels very private, making this a a great place to escape into peace and quiet.
CATTLE RANCHING:
The primary grass here, both in the native pastures and improved, is common bermuda, and it is thick! The current owner is running 55 cows on the place. Even on a dry year, the ranch has sustained 35 pairs in the past. The property is cross fenced into nine different pastures, plus a few traps and the 20 acre field. The perimeter fencing is in good shape, with most of the fence along the road being brand new. Most of the cross fencing is good too, but some stretches are in need of repair. The owner doesn't rotate cattle, so he just leaves all the pasture gates open.
Nine ponds and five water wells provide water for livestock. Two of the wells have submersible pumps in them; one has a windmill (broken) and two more of them are not being used either, but are located in the pastures. The water quality is considered to be good in this area, and the neighbor to the west runs a circle pivot. Most of the ponds are small, with a few being a half acre or so in size.
HUNTING:
This ranch (and the whole area between Russell and the river) has LOTS of whitetail deer and turkey! During the photo shoot, I saw several flocks of Rios, dove, a coyote, and deer grazing on neighboring wheat fields. Feral hog and quail are on the ranch too. I think it's safe to say that you will find all the hunting you desire here! The ranch has only been mildly hunted in the past and would benefit from feeders and food plots to increase the native populations.
RANCH HOUSE & OTHER BUILDINGS:
Currently, the ranch has a 3 BD/1.5 BTH brick home, with CH/A, large dining room, and metal roof. The home is not fancy but is very clean and in good condition, and could be cosmetically improved to be a nice weekend home. Several outbuildings and a carport are by the house too. An insulated building next to the house works well for storing supplies or could be a shop. The house has electricity, propane gas, septic, and a water well.
On the north side of the ranch is an older metal hay barn. The metal frame looks good, so I think it could be repaired with new sheet metal, if you wanted to use it. Two grain bins are by the barn too.
